The loan-option mode helps organize monthly payment, cash to close, APR, points, lender credits, closing costs, and estimated break-even timing. The refinance mode compares principal-and-interest payments, net costs, a selected planning horizon, and full-term interest.
It does not replace a Loan Estimate, Closing Disclosure, lender review, or program-specific explanation. Confirm loan amount, term, lock period, escrow assumptions, mortgage insurance, prepaid items, cash out, and lender fee structure before relying on the comparison.
